Why is Japan full of cheap empty houses?
Japan has more abandoned homes than almost anywhere on earth — around 9 million at last count. The reason is surprisingly simple: the population is shrinking, but the houses aren't going anywhere. As older residents pass away and younger Japanese flock to cities like Tokyo and Osaka, rural homes get left behind with no one to inherit them. Many owners actually struggle to give them away. That's where you come in.

Common questions about akiya and buying a house in Japan.
Some of the most frequently asked questions about home ownership, as a foreigner entering the Japanese market.
Can foreigners buy property in Japan?
Yes. Foreigners have the exact same ownership rights as Japanese citizens. There are no extra fees, no visa requirements, no renovation mandates, and no minimum stay rules.
How much are property taxes in Japan?
Japan's property taxes are very low. Fixed Asset Tax and City Planning Tax together usually total around 1.7% of the assessed value. For affordable homes, annual taxes can be as low as $600 USD.
Can I rent out my property on Airbnb?
Yes, but rules vary dramatically by city. Nationally, minpaku (short-term rentals) are capped at 180 days/year. On top of that, cities add their own restrictions.
